It’s actually right here in New York—just forty minutes north of NYC in Westchester County.
Mount Vernon, NY, has officially been named one of America’s fastest-growing retirement boomtowns, according to a new 2025 ranking from the personal finance site GOBankingRates.

The city ranked #29 nationwide, with its senior population (65+) growing 25% between 2018 and 2023. Now a whopping 18.1% of the entire town is made up of retirees.
That means nearly one in five residents is now retirement age—well above the national average of 16.8%.
To create the list, GOBankingRates analyzed U.S. Census Bureau data for cities with at least 7,500 people over 65. Only places with above-average retiree populations and strong growth both year-over-year and over five years made the cut.
So what makes Mount Vernon a retirement boomtown?
For one, it’s incredibly accessible.
Just 40 minutes from Manhattan by Metro-North, retirees can stay connected to NYC’s world-class hospitals, cultural scene, and even the grandkids—without the stress of big-city living.
It’s also surprisingly affordable by Westchester standards.
With a median home price around $477,181 (according to Livability), Mount Vernon offers real estate options that don’t require billionaire budgets.
Plus, New York’s Enhanced STAR exemption helps seniors save thousands on property taxes each year.

Beyond affordability, Mount Vernon stands out for its urban, walkable feel.
With a Walk Score of 73, the city makes it easy to get to shops, health care, and parks without relying heavily on a car.
And unlike many retirement-only towns, it’s actually very diverse and multi-generational—seniors live alongside families and young professionals, creating an authentic community vibe.
Of course, Mount Vernon isn’t the only boomtown drawing older Americans.
The top retirement hotspots overall were dominated by Florida, with Leesburg (#1) and Goodyear, Arizona (#2) leading the list.
But Mount Vernon’s inclusion proves you don’t need to head south to find one of the country’s hottest retiree hubs.
