Move over, NYC billionaires—America’s highest-earning suburb isn’t in Manhattan, the Hamptons, or even Greenwich, CT.
It’s just north of the city in Westchester County.
Scarsdale, NY, has officially been named America’s wealthiest suburb for the second year in a row, according to a new 2025 ranking by the personal finance site GOBankingRates.

Clocking in with an average household income of $601,193 and the average price of a home of $1.2 million, the suburb has taken top spot again as the richest suburb in all of the U.S.
To determine this year’s rankings, GOBankingRates analyzed suburbs with more than 5,000 households located within U.S. metro areas (but not part of a principal city).
The suburbs were ranked by average household income, and housing data from Zillow’s May 2025 Home Value Index was also considered to provide additional context.
Scarsdale’s household income jumped 2.2% year-over-year, proving it’s not only holding its ground—it’s still on the rise.
“For the second year in a row, Scarsdale is America’s wealthiest suburb,” notes GOBankingRates in their official release. “The suburb’s mean household income rose from $588,014 in 2022 to $601,193 in 2023.”
It beat out other heavy hitters like Rye, NY (which ranked second with $421,259 mean income), Los Altos, CA, and West University Place, TX, cementing New York’s place at the top of the economic ladder.

So what makes Scarsdale so elite?
With sprawling estates, elite schools, country clubs, and a picturesque downtown packed with designer boutiques and upscale dining, Scarsdale offers a Manhattan-adjacent lifestyle that’s just far enough away to feel private—yet close enough to commute.
Scarsdale’s streets are lined with grand Tudor-style homes and historic estates dating back to the Gilded Age, giving the town a timeless, old-money charm. Many properties feature stone facades, formal gardens, and sweeping driveways—a far cry from cramped NYC brownstones.
Its public schools consistently rank among the best in the nation, with Scarsdale High School often landing top spots in U.S. News & World Report and other national rankings. The district’s focus on academics, arts, and enrichment makes it a major draw for affluent families.
And while it may be low-key in appearance, Scarsdale has long attracted big names behind the scenes—both old and new.
The suburb has ties to classic Hollywood and Broadway, with stars like Judy Garland, Liza Minnelli, and James Cagney, as well as more recent residents like Susan Lucci and Ben Stiller, all having connections to the area over the years.
It’s the kind of place where historic homes mix with manicured lawns, Tesla charging stations sit in circular driveways, and private tennis lessons are as common as morning coffee runs.
