Some things in New York City are simply inevitable: subway delays, $9 lattes…and Hudson Yards topping the list of NYC’s most expensive neighborhoods. Even after a very noticeable $1.55 million price drop, the neighborhood is once again claiming the crown for the seventh year in a row.
According to PropertyShark’s newly released Top 50 Most Expensive NYC Neighborhoods of 2025, Hudson Yards is still *that girl*, proving that even a major price dip can’t knock her off the throne.
PropertyShark analyzed residential property sales–including single-family homes, condos, and co-ops–recorded between January 1 and December 31, 2025. Median sale prices (MSP) were calculated for NYC neighborhoods that logged at least five sales during that period, excluding Staten Island.
The big picture: prices keep climbing
Overall, prices across NYC’s priciest neighborhoods continued their upward march. The median sale price across the top 50 rose 4% year-over-year, landing at $780,000.
This year’s list technically includes 52 neighborhoods, thanks to multiple price ties.
Hudson Yards: still unbeatable
Predictable? Yes. Impressive? Also yes.
Hudson Yards remained the most expensive neighborhood in NYC, with a jaw-dropping median sale price of $5.58 million in 2025. That figure represents a 22% year-over-year drop from 2024–one of the steepest declines among the city’s priciest neighborhoods–but clearly not enough to dethrone it.
Even more surprising: sales in the west side neighborhood surged 83% year-over-year, all taking place at 35 Hudson Yards and 15 Hudson Yards. Can confirm none of those purchases were made by us, just to clear things up…

SoHo and TriBeCa round out the top three
After slipping a spot last year, SoHo reclaimed the #2 ranking, closing 2025 with a median sale price of $3.73 million. A rise in high-priced co-op sales helped push transactions up 24%, totaling 130 sales.
Close behind is TriBeCa, which swapped places with SoHo this year. The neighborhood posted a 12% year-over-year increase, bringing its median sale price to $3.7 million.
Manhattan still dominates–but Brooklyn is also having a moment
In total, seven Manhattan neighborhoods surpassed a $2.5 million median sale price in 2025: Hudson Yards, SoHo, TriBeCa, NoHo, Central Park South, NoLIta, and Hudson Square.
But Manhattan wasn’t the only borough turning heads. 21 Brooklyn neighborhoods earned spots on the list, with three seeing MSP jumps of over 30%.
Leading the charge was Columbia Street Waterfront District, where median prices climbed to $1.53 million, fueled by condo-heavy sales (which accounted for 88% of transactions). It was followed by Manhattan Beach ($1.26M) and Mill Basin ($1.25M).

Queens trails but still shows growth
Queens had the smallest presence on the list, with six neighborhoods making the cut–four fewer than last year.
The borough’s top performer, Malba, landed at #16 with a $1.49 million median sale price after failing to qualify in 2024 due to low sales volume. Fresh Meadows followed at $1.1 million after a 12% year-over-year increase, while Belle Harbor rounded things out at #43 with a $1 million MSP.
The takeaway
Price drop or not, Hudson Yards is still NYC’s most expensive flex–and the rest of the city is just fighting for second place.
