Westchester has always had a certain “quiet money energy,” but a new ranking just made things official.
Scarsdale, New York was named the wealthiest suburb in the entire United States, and it sits less than an hour from Midtown Manhattan.

Scarsdale just took the top spot for the third year in a row
A new analysis from MoneyLion looked at suburbs in major metro areas and ranked them by average household income, then layered in home value data and year-over-year growth.
Scarsdale, part of the New York–Newark–Jersey City metro, came out at number one, marking its third straight year at the top of the list.
The numbers are wild even by tri-state standards.
MoneyLion reports an average household income of $612,591 in 2024, up from $601,193 in 2023, a 1.9 percent jump in a single year.
Typical home values also climbed from $1,522,922 in April 2025 to $1,673,358 in April 2026, a 9.9 percent year-over-year increase that firmly plants Scarsdale houses in seven-figure territory.
What life actually looks like in Scarsdale
On paper, Scarsdale is a village of around 18,000 residents spread across about six and a half square miles between the Bronx and Hutchinson Rivers, roughly ten miles north of the New York City line.
In person, it feels like a Westchester postcard: Tudor-style storefronts, leafy residential streets, and a compact downtown where cafes and boutiques cluster around the Metro-North station.
The Village Center is the main hangout, with independent shops, bakeries, and restaurants tucked into historic buildings that give the area a small-town feel despite the high incomes.

The village is known for one of the strongest public school systems in New York, which has long been a magnet for families looking to settle near the city without being in it.
On the commute front, Scarsdale sits on Metro-North’s Harlem Line, with direct service to Grand Central Terminal.
Current timetables put the ride at around 30 to 35 minutes to Midtown, a huge draw for professionals who want more space but still need an easy New York City commute.
Real estate sites routinely describe it as “New York’s premier suburb,” citing its short commute paired with stately colonials and large single-family homes.
Those larger homes are a big part of the equation.
Scarsdale’s housing stock leans heavily toward high-priced single-family properties, which pushes both average incomes and typical home values higher than in nearby communities with more mixed housing.
With incomes rising and values up nearly ten percent in just one year, the MoneyLion ranking is less a surprise and more a confirmation of what brokers and residents already know.

You can grab a Metro-North train from Grand Central, hop off at Scarsdale station, and be in the middle of the Village Center within minutes.

Scarsdale may sit in the number one spot, but it is not the only New York–area suburb on MoneyLion’s list.
Rye, New York, another Westchester community on the Long Island Sound, lands at number three nationwide, giving the state two suburbs in the top three.
Further down the list you will find familiar tri-state names like Greenwich, Connecticut, Summit, New Jersey, Tenafly, and Ridgewood, all ranking among the fifty wealthiest suburbs.
Zooming out, California leads the pack with sixteen suburbs in the top fifty, including Los Altos, Alamo, and Manhattan Beach, while Texas claims five, three of which crack the top ten.
Even so, Scarsdale’s numbers still outrun all of them on average household income, which is why this ranking continues to shock us all each year.
