Owning an apartment in New York City is nothing short of a dream. Owning one for under $300,000? That might require a word that hasn’t even been invented yet. While we wait for the dictionary to catch up, there’s some exciting news: a brand-new affordable housing lottery has just opened, and the deadline is approaching faster than we can come up with a word to describe it.
Don’t miss your chance—this could be your shot at turning a well-shared dream into reality in the city that never sleeps.
The unique lottery offers 19 units across two addresses: 357 West 115 Street and 321 West 116 Street, in West Harlem.
The units will be ready for occupancy in Summer–Fall 2026, in gut-renovated, energy-efficient walk-up buildings. The apartments include 2- and 3-bedroom options, with some units offering convenient laundry hook-ups.
Buyers may also benefit from a 40-year real estate tax exemption. All in all, these homes are not just affordable, but smart long-term investments. Not to mention planning for the future in the greatest city in the world. Are we biased? Maybe just a little.

🏠 Pricing and Availability

👪 Eligibility
Eligibility is aimed at first-time homebuyers who intend to occupy the apartment as their primary residence and do not currently own (or have ever owned) residential property.
Qualifying households range from 2 to 7 people, with annual incomes between $94,495 and $160,720, depending on unit size and AMI level. A 3% down payment of the purchase price is required, and all asset limits and prices are subject to change.
Only one application per household is allowed, and New York City residents receive a general preference. Informational webinars are scheduled for February 25th and March 25th, 2026, set to provide prospective buyers with guidance on the application process.
