It’s not every day that you get to go swimming in New York City, but if you move into Manhattan’s newest affordable housing lottery, it might just be.
Forte Living is the latest building featured on NYC Housing Connect — and it’s not your typical housing opportunity.
Along with competitive rent options across multiple income tiers, this newly constructed 18-story East Harlem residence is also stacked with an unheard-of slew of amenities designed to make any resident a total homebody. Well, we’re in NYC, that is, so maybe not entirely. But what’s better than spending a day out and about in the greatest city in the world and them coming home to your very own spa inside of your apartment building? Nothing we can think of, that’s for sure.

And it doesn’t stop there. We’re talking about a fully equipped fitness center for cardio and strength training, a modern coworking lounge perfect for remote days, a tranquil on-site spa for unwinding, and even a dedicated poolroom for relaxing or socializing (select amenities may require fees).
There’s also a rooftop terrace and sundeck, BBQ grills with prep space, green outdoor areas, and a community center — giving residents plenty of ways to recharge without ever leaving home.

🏠 Inside The Building
The units and building are as modern as it gets. The 18-story tower pairs clean architectural lines with expansive windows that bring in natural light and showcase sweeping city views. Interiors lean contemporary, with sleek finishes, high-end countertops, and thoughtfully designed layouts that feel both sophisticated and comfortable. The lobby and shared spaces carry that same aesthetic — refined but welcoming.

✅ Income and Eligibility

Located at 205 East 110th Street in vibrant East Harlem, Forte Living offers convenient access to the 1, 2, 3, A, B, and C subway lines, along with nearby parks, schools, and everyday essentials. The building was developed through the Inclusionary Housing Program and is anticipated to receive a 421-a tax exemption through NYC’s Department of Housing Preservation and Development.

Apartments are available for households earning between $41,589 and $227,500, with options ranging from studios to two-bedroom units.
A portion of apartments are set aside for applicants with mobility or vision/hearing needs, and preference is given to Manhattan Community Board 01 and 11 residents, municipal employees, veterans, and current NYC residents.

The lottery is open now and closes April 27th, 2026 — and as always, there is no application fee and no deposit required to apply.
In a city where space and amenities often come at a premium, this might be one of the rare chances to have both. To learn more, visit NYC housing connect’s official website.
