We can go ahead and add East New York onto the ever growing list of neighborhoods suffering from what seems to be an unstoppable wave of gentrification.
A Propertyshark survey showed that brokers and buyers are extremely interested in East New York, arguably one of the grittiest part of the city:

East New York was picked as the hottest up-and-coming neighborhood by 11% of respondents.The rationale behind the result seems to have a lot to do with the neighborhoods affordable housing development that is already underway. The transit-rich area has an average sales price lower than half that of other areas of brooklyn, like Bed Stuy.
Only time will tell how this will effect the neighborhood in the long term, but it certainly seems to spell trouble for those of us who struggle to make ends meet.
