Back in June, one of Lower Manhattan’s most legendary listings hit the market: an ultra-rare duplex penthouse nestled inside a converted 1860 Romanesque Revival church in Greenwich Village. At the time, its owners—The Sopranos star and E Street Band guitar legend Steven Van Zandt and his wife Maureen—were asking a cool $15 million.
Apparently, the NYC real estate market wasn’t moving fast enough—so the couple took it off the market. But instead of chopping the price like most normal sellers, they just brought it back with a jaw-dropping $4 million price hike.
That’s right: the 3,504-square-foot sanctuary is officially back up for grabs for $18.995 million. A casual 27% increase after buying the place in 2008 for $6 million. Bold move? Absolutely. But inside this place, “subtle” was never on the menu anyway.
Located at 135 W. 4th Street—a historic building known as Novare that originally served as the Washington Square Methodist Church—the penthouse occupies the top two floors of the 19th-century structure.

And calling it “unique” is a serious understatement.
Where else in Manhattan can you get 20-foot vaulted ceilings anchored by original stained-glass windows, paired with pure rock-and-roll maximalism? The duplex features three bedrooms and three bathrooms, connected by a dramatic floating staircase wrapped in leopard print. Oh, and if you’re into bold accents, there’s a custom chef’s kitchen with a harlequin-patterned backsplash and a primary bathroom painted a rich, velvety purple.
Step outside through the massive folding glass doors on the upper level, and you’ll find a 500-square-foot private rooftop terrace equipped with its own outdoor kitchen and dining setup—perfect for hosting summer parties overlooking Lower Manhattan.
The building itself has plenty of celebrity pedigree, too. Before Little Stevie took up residence, actor Jude Law was known to rent another penthouse in the exact same historic structure.
Of course, if you’re looking to live like rock royalty, the purchase price is only half the battle. Carrying costs on this Village trophy property run nearly $10,000 every single month—including $4,091 in common charges (which covers a 24-hour virtual doorman) and $5,768 in monthly property taxes.
Whether someone will shell out nearly $19 million for a church-turned-rockstar-sanctuary remains to be seen, but one thing is for sure: it’s easily one of the most eye–popping listings in NYC right now.
