After years of rumors and planning delays, Soho House is officially moving forward with its first countryside retreat in the United States.
The project, called Soho Farmhouse New York, will take over the historic Grasmere Estate in Rhinebeck, transforming a sprawling 250-acre former farm into a members-only destination designed for long weekends, slow mornings, and nature-filled getaways just a few hours from NYC.
And now, after finally receiving the green light from the Rhinebeck Town Planning Board, construction is expected to move ahead this year with an opening timeline set for 2027.

A countryside Soho House just a few hours from NYC
The upcoming retreat is being modeled after Soho Farmhouse in Oxfordshire, England, one of the brand’s most iconic properties known for its cozy cabins, countryside dining, and sprawling wellness spaces.
The Hudson Valley version will follow a similar blueprint.
The property will be centered around a restored 19th-century manor house on the historic Grasmere Estate, surrounded by farmland, woods, and rolling countryside just outside the village of Rhinebeck.
Instead of a single club building, the retreat will be spread across the entire 250-acre campus with restored farm structures, nature trails, and open green spaces.
What the new Soho Farmhouse New York will include
So far, Soho House has only released high-level details, but early plans paint a pretty dreamy picture for anyone craving an upstate reset.
The property is expected to include:
- Luxury guest rooms — About 20 to 25 bedrooms will be spread across the restored manor house and converted farm buildings.
- Multiple restaurants and bars — A large central barn will likely house the main restaurant, with additional lounges and bars including a speakeasy-style space inside an old carriage house.
- A full wellness club — Expect a spa, gym, treatment rooms, and wellness programming similar to the brand’s Cowshed spa experiences.
- Outdoor pool and recreation spaces — The grounds will include an outdoor swimming pool, plus plenty of spots to relax during warmer months.
- Nature trails and outdoor activities — The 250 acres will feature private hiking and cycling trails, giving members a chance to fully unplug from the city.
Like other Soho Farmhouse locations, the property is also expected to host programming ranging from comedy nights and live music to fitness classes and seasonal events.
Why the project is suddenly moving forward
The Hudson Valley retreat has been discussed since at least 2023, but the biggest news arrived earlier this year when the Rhinebeck Town Planning Board officially approved the project in February 2026.
That approval clears the way for full construction to begin this year, with Soho House confirming the project is now targeting completion in 2027.
The development has sparked plenty of conversation locally.
Some residents welcome the restoration of the long-neglected estate and the jobs it could bring, while others worry about increased tourism and the growing influence of New York City culture in smaller Hudson Valley towns.
Still, the town’s final approval means the project is officially moving ahead.

Once finished, Soho Farmhouse New York could become one of the most exclusive weekend destinations in the region, offering members a countryside retreat filled with farm-to-table dining, wellness programming, and miles of scenic landscapes just a couple of hours from the city.
In other words, the next era of “going upstate for the weekend” might look a lot more luxurious in the very near future.
