New renderings have been revealed for 262 Fifth Avenue, a 52-story, 860-foot-tall skyscraper currently rising at the corner of West 29th Street in NoMad. While it’s set to become the tallest residential building in the neighborhood, the real showstopper is located at the very top: a rare, open-air infinity pool.
Designed by the architecture firm Meganom, the building is as much a feat of engineering as it is a luxury residence. The tower features:
A Swimming Pool 860 Feet Above Fifth Avenue
Perched on the southern edge of the roof deck, the infinity pool will offer panoramic views of the city from nearly 900 feet up.
To top it off (literally), the pool is tucked under a striking metal canopy lined with curved panels. At night, these panels will be illuminated with a golden glow, creating a shimmering “crown” visible from the streets below.
While rooftop pools are a staple of luxury living, an open-air infinity pool at this specific altitude is almost unheard of in New York City.

Modern Design Meets Sustainability
- A Unique “Spine”: The elevators and mechanical systems are housed in a vertical core on the western side, allowing for apartments with completely column-free interiors and 180-degree views
- Sustainability: The facade includes solar photovoltaic panels, and the windows are triple-glazed for maximum efficiency
- High-Tech Wellness: The building is being marketed with advanced air filtration and systems designed specifically to foster “longevity and vitality”
The “Billionaire’s Row” of NoMad?
This project has been a decade in the making, and because of its slender footprint, it offers an extreme level of privacy. There are only 26 residences in total–mostly full-floor and duplex units–which explains the astronomical price points.
For those curious about what it costs to live in a “high-rise sanctuary,” the pricing matches the height:
- Simplex Residences: Starting at $7.5M
- Mezzanine Residences: Starting at $8.75M
- Duplex Residences: Starting at $18M
Construction is moving quickly, and the building has an anticipated completion date of December 2026. Sotheby’s International Realty will begin private showings this May.
Even if most of us won’t be doing laps in that infinity pool, it will certainly be a sight to see from the streets of NoMad.
