In the heart of Williamsburg, the Bedford Avenue Theater has seen over a century of stories begin ever since its opening in 1891. What’s next in store for the historic theater will look a little different—fewer curtain calls, perhaps, but a lot more keys, unpacked boxes, strollers carrying new babies, and countless new beginnings.
In the latest—and perhaps most unique—chapter in New York City’s affordable housing lottery, eight apartments in the newly renovated theater at 107 South 6th Street are available for application. All of the units are rent stabilized, and five are categorized as affordable housing.

- Two studio apartments: $922 per month
- One one-bedroom apartment: $2,117 per month
- Two two-bedroom apartments: $2,452 per month
The units are available to households that include anywhere from one to five people, earning between 40-100% of the area median income (between $41,212 to $145,800).
All units feature air conditioning to make hot NYC summers much, much more bearable, as well as dishwashers. The building is stacked with amenities, including a full gym, a community center, secure bike storage for easy commuting, and a shared laundry room.
Two things are important to note: pets are not permitted in the building, with the exception of service animals, and tenants are responsible for their own electricity, which covers the stove, hot water, and heating.
NYC Housing Connect describes the surrounding location as “A friendly neighborhood offering a vibrant mix of cafés, shops, nightlife, and cultural spots.” Nearby transit includes the L, J, M, Z, and G subway lines.

📜 The history of 107 South 6th Street
The building has worn many hats in its generations of existence, most recently being a fitness center with plans for the construction of a 26-story hotel on the site. Its preservation was likely a result of the site’s current zoning, which requires developers to undergo a rezoning process before constructing anything larger.
Its tenure as a theater lasted just about a decade from 1891 to 1901, and it’s following endeavors included a garage and repair shop in 1916 through the 1930s, a storage corporation in 1975, and the aforementioned fitness center from 2006 through 2020.
In August 2025, market rate units became available, ranging from $3,600 to $7,200 per month.
