The doors are open for the latest affordable housing lottery in Manhattan, a beautiful new co-op building in the heart of Chelsea.
The building is rooted in history, dating back to 1976 when four long-neglected buildings were seized by the city for tax foreclosure. Now, they’ve been transformed into a new chapter of affordable housing.
The original tenements at 201–207 7th Avenue were eventually demolished, making way for a nine-story residential building at 170 West 22nd Street.
A housing lottery has now opened for 21 middle-income co-op units, with prices ranging from $385,865 for studios to $451,600 for two-bedrooms.

Originally part of the city’s Affordable Neighborhood Cooperative Program in 2013, the buildings changed developers in 2017 when Asian Americans for Equality (AAFE) replaced the original developer.

The building, which features a beautiful brick and stone facade, offers a range of convenient and inviting amenities for residents.
A shared terrace and recreational space on the eighth floor provide opportunities for relaxation and socializing, while a shared courtyard adds a pleasant outdoor gathering area. Additional features include on-site laundry facilities, a bike room, and an elevator, ensuring both comfort and accessibility throughout the building.

Eligible tenants would be New Yorkers earning up to 110% of the area median income ($103,820–$192,500). The 21 available studio, one, and two-bedroom apartments are priced between $385,865 and $451,600, with buyers expected to have 3% of the purchase price available for a down payment.
