New York real estate is notoriously competitive, and the upper end of the luxury market is reaching new heights.
According to a recent 2026 ranking by Property Shark, New York holds three of the top 10 most expensive zip codes in the entire country.
While California claimed the number one spot with Atherton’s record-breaking $10.725 million median sale price, New York dominated the East Coast luxury market.
The New York metro area also made history this year. For the first time, the New York region tied the Bay Area as the country’s most expensive metro, boasting 31 high-end zip codes each.
New York’s top-tier luxury hubs
New York claimed three highly coveted spots in the national top 10. All three of these wealthy enclaves are located on Long Island, proving the region’s enduring appeal for luxury buyers.
- No. 2: Sagaponack (11962) secured the second-highest spot nationally with a median sale price of $7.35 million.
- No. 4: Bridgehampton (11932) landed in fourth place with a median sale price of $6.15 million.
- No. 7: Water Mill (11976) took the seventh slot with a median sale price of $5.75 million.

The shifting national landscape
California still supplies more than half of the 100 most expensive U.S. zip codes. However, its 57% share is the lowest it has been in over a decade.
This decline allowed the New York metro to seamlessly catch up to the Bay Area’s shrinking presence.
The only other state to break the top 10 this year was Florida. Miami Beach’s Fisher Island (33109) took the third slot at $7.217 million.
Whether you are actively house hunting or just daydreaming about mega-mansions, New York’s high-end property values continue to hold immense national power.
